- Where does SuburbPrices get its data?
- Verified suburb profiles aggregate median sold prices for freehold and sectional title properties, transaction counts and time-on-market signals into a single 2026 snapshot. Suburbs that have not yet been individually verified are estimated from the surrounding province baseline using a deterministic model, and are clearly labelled as estimates.
- What is the difference between freehold and sectional title prices?
- A freehold (full title) price reflects a standalone house and the land it sits on. A sectional title price reflects an apartment, flat or townhouse where you own a defined section plus a share of the common property. We publish both medians side by side because they behave very differently across the market cycle.
- How is the five-year growth rate calculated?
- We track year-over-year median price appreciation for each of the five years ending in 2026 and present them as a vector. The cumulative figure compounds those annual rates, so it reflects total appreciation over the full window rather than a simple sum.
- What does the demand rating mean?
- Demand bands — Very High, High, Moderate, Emerging and Stable — are derived from a blended score combining transaction velocity (sales relative to total stock) and recent price growth. A "Very High" rating signals both fast turnover and strong appreciation.
- Can I use these figures for a formal valuation or bond application?
- No. The figures are modelled medians for research and orientation only. They are not a sworn valuation and do not constitute financial advice. Always confirm a property’s value with a registered estate agent or appraiser, and verify affordability with your bank.
- How do I calculate my actual monthly repayments and transfer costs?

- How often is the data updated?
- Verified suburb medians are refreshed for the current 2026 data year. As additional suburbs are individually verified they replace the regionally-estimated profiles automatically.
